Over 20 years In real estate sales, Appraisal, Banking – valuation consulting. I work out of the Naples (SWFL) area and have lived in the Estero to Naples area for over 30 years (1979). I have an excellent references and very happy customers,never a compliant with my customer service and call backs & communication are a high priority for me, with in depth explanation of the issue and my process as my business goal. In particular I really like and work with Residential Investment/commercial real estate investments, core NNN retail or multi family income investments (apt) and land development. I have sold and worked with national builders over the years and have gone thru the land entitlement process many times for former employers and customers. I am also a former Real estate appraiser, who worked for countrywide, 5/3, suntrust and others. I was licensed and  registered in the state of FL for for 8 years, (Late 90s to mid 2000s) so my knowledge is vast and my process to understand value is at par as I use same process and scope under the required USPAP that any appraiser would use, which consistently gives me a correct estimates of  value when i help purchase for buyers (i usually close deals under appraised value for my buyers) or I give a timed opinion of value to sellers, based on your need to move quick or hold out for more money under the time value scenarios that the market dictates. I do not sugarcoat, it is a waste of my time and yours, i give raw, but clear and concise data. I look to sell property, not to just list for the sake of listing.
