Let’s talk a bit about the differences between condominiums and houses.  

What is a Condo?

A condo is actually much like a house, though they are usually considered prefabricated. If you take a look at most condominium complexes, you will find that the vast majority of them follow the same pattern with one to two variations. In addition to that, you will see two or more connected, back to back, though they do not necessarily share a connecting door. In most cases you will not even notice the connection if you are living there. Condominium complexes are often set off to the side rather than sitting in the midst of industrial or urban environments. They provide not only the utmost privacy, but they are often given private security so that your home and belongings are safer than in the average area. This is one of the most important draws of the condo lifestyle, and you will find that it is a fairly comfortable way of life. There are, however, some drawbacks.  

HOA – Homeowner’s Association

To support the relatively carefree lifestyle of a condominium complex there will generally be a Homeowner’s Association for you to answer to. This association is in charge of the aesthetics of the neighborhood, though their authority does not extend to the interior of your home. The exterior, however, will be entirely their domain. That said, they can control what the color of your home is, what type of window you can install, light fixtures, the condition of the yard, etc. The entire goal of an HOA is to create an aesthetically pleasing neighborhood, though they may do so at the cost of the resident’s happiness. If you can live with this, however, you may find that living within an HOA actually suits you just fine. There are a few upsides to consider, for example, you will never need to mow your lawn, nor will you need to worry about washing the outside of your home. In most cases the HOA will have commissioned a local company to take care of the yard work and will even take care of damage to the property whether you caused it or not. Additionally, they will clear debris from around your home, such as fallen branches and even trash should something happen. On the downside, you will be paying for all of this in some manner. You will find that living in an HOA incurs fees, usually in the neighborhood of $400 to $500 per month. While you do own the home, you will  need to pay these fees per the contract you sign with the HOA when you move into the condominium complex. This, however, is a small price to pay for absolute peace of mind and a perfect front lawn. For those who do not spend much time at home, or simply do not wish to spend all of their time cleaning, this is an outstanding option and definitely one to consider.
